The service
A free tool, with explanations, that applies the elapsed-years method of the MLIT guideline on restoration to original condition and its reference material to estimate the tenant's share of move-out restoration costs.
Nature of the results
Results and explanations are estimates for reference only. They are not legal advice and do not show the amount that will be settled by contract, agreement, mediation or court. The guideline is a general standard; special clauses, the cause and degree of damage, the repair scope, unit prices and court decisions can change the actual amount. For your own case, ask the other party, a consumer affairs centre or a lawyer. If the guideline or the law changes, the official documents prevail.
Prohibited use
Interfering with the site or its hosting, and republishing its content as your own without credit.
Advertising and external links
Some pages show ads served by Google AdSense, and the site links to external websites such as MLIT. The content of an ad is the responsibility of the advertiser, and linked websites are run by others under their own terms. We do not control or endorse them and, except for loss caused by our intentional misconduct or gross negligence, we are not responsible for them.

The site and tool are provided free of charge and as they are. We check the calculations against the sources and by tests, but except for loss caused by our intentional misconduct or gross negligence, we are not liable for losses arising from decisions made using this site or its results. Nothing in these terms limits liability or consumer rights that cannot be limited by law.

If these terms change, the new version is published here with its date.
